The Big Story - Interest Rates

Mortgage rates are the question I've been getting asked about the most, so here's the short version. The 30-year fixed went from 6.43% in early July to 6.76% last week, and daily trackers are now around 7.2%. Jumbo loans (over $832,750, which covers much of what we sell) have moved even faster, from 6.74% in late August to 7.35% today. A year ago the 30-year was about 6.35%, so buyers are paying roughly half a point to a full point more. The reason is inflation: oil has been elevated since the Iran conflict began in February, and the 10-year Treasury (what mortgage rates actually follow) hit 5% this week.

On Wednesday the Fed raised its benchmark rate a quarter point, the first hike since 2023, with one more possible before year end. Forecasters expect rates in the mid-6s through 2027, but I'd plan on 7% for a while. Here's the bottom line: we've sold plenty of homes at 7%. Well-priced, well-presented homes still sell. Dallas Joins the Top 10 Buyers Markets in the U.S.

Dallas now ranks as the No. 8 buyer's market in the country, according to Redfin's August 2026 market trends report. Sellers in the metro outnumber buyers by 107 percent, with 30,854 active sellers compared to 14,865 buyers last month. Texas is heavily represented in the top 10, with Houston at No. 3, San Antonio at No. 6, and Austin at No. 7. Nationally, sellers outnumbered buyers by 58 percent, the widest gap Redfin has recorded. Of the 49 most populous U.S. metros, 36 are now buyer's markets, eight are balanced, and only five still favor sellers.
