Dallas Joins the Top 10 Buyer's Markets in the U.S.

Dallas now ranks as the No. 8 buyer's market in the country, according to Redfin's August 2026 market trends report. Sellers in the metro outnumber buyers by 107 percent, with 30,854 active sellers compared to 14,865 buyers last month. Texas is heavily represented in the top 10, with Houston at No. 3, San Antonio at No. 6, and Austin at No. 7. Nationally, sellers outnumbered buyers by 58 percent, the widest gap Redfin has recorded. Of the 49 most populous U.S. metros, 36 are now buyer's markets, eight are balanced, and only five still favor sellers.

For buyers, the shift means more inventory, less competition, and room to negotiate. Redfin senior economist Asad Khan advises buyers in most markets to push on price and ask for concessions such as repairs or closing cost assistance, while cautioning that well-priced, desirable homes may not see much movement. Sellers are encouraged to price competitively and come to the table ready to negotiate. The numbers back that up: Dallas's median sale price was $408,561 in August, and 79 percent of homes sold below their original list price.

Redfin attributes the strength of buyer's markets in Texas, Florida, and Nashville partly to active homebuilding pipelines that keep adding new construction even as demand cools. The report also notes that the opportunity is limited to buyers who can afford to act, since high housing costs and economic uncertainty are what pushed many would-be buyers to the sidelines in the first place. On timing, a separate Redfin analysis pointed to mid-September as the best window for Dallas buyers, while Realtor.com places the most favorable stretch in late September through early October.
