Every home in our listing portfolio has something special about it, however if I talked about each and every one, this newsletter would be way too long. But you can follow the links to all of them on our website. But there's one home that stands out in so many ways, you might enjoy looking at it even if it's out of your price range or not in the market to buy.

 

Tim Jackson Custom Homes originally built this home for his own family so you can imagine the quality and finishout that was already there. Then, the new owners added an additional $500K, not including the new roof. In my opinion, this home is right there with the most highly finished homes that have ever come onto the market in Fairview.

 

We recently sold one of Tim's new homes in Fairview in the high $3 million range and as nice as it is, even that home didn't have the amount of amenities of this home not to mention this fabulous wooded lot.

391 Oak Ridge, shown above, is also in Fairview, but it's on the other side of the spectrum. It's not a teardown but will require a complete makeover, including floors, paint, appliances, landscaping, etc.

 

What's remarkable is this home went to title within a few days of hitting the market and we had three good offers. It should close above the asking price.

 

The home was built in 1987 and is 4,310 SF. It's listed at $859K and does not have a pool. But it's on a beautiful, heavily wooded lot, and that's what made it attractive to investors.

 

Although there hasn't been a one-acre wooded lot sale in Fairview as far back as I can remember, my guess is if this lot alone hit the market today, it would sell easily into the $600's and quite possibly into the $700's.

 

The wooded lots were the first to sell when Fairview started developing, so they're long gone. Fairview homes are getting so expensive, especially the homes on acreage. Right now, there's only one home in Fairview for sale on a one acre lot under $800K. If you'd like to see more of this home, here's the link

The Cold, Hard Facts What Really Happened in the 4th Quarter

 

Did you know in the fourth quarter last year ...

 

  • 55% of the homes that sold in Collin County required at least one price drop before they sold.
  • The average price reduction across the board was 7.5%
  • 40% of the homes that were listed never sold and dropped off the MLS
  • 26% of homes sold for full asking price in the 4th quarter of 2023, 20% sold for full asking price last quarter
  • There were more home sales last quarter than the 4th quarter of 2023 and also the 4th quarter of 2022. We don't feel it because there are so many more homes for sale now than back then

 

Our proprietary software uses MLS data, however it removes all of the inconsistencies and inaccuracies that skew standard MLS reports. Sean Elliott and Tom will explain how it works and give you a true picture of what happened last quarter in real estate sales.
