Fairview's First Sale of the Year and One of Our Most Unique Home Sales Ever

We're always happy when we can help our clients buy or sell a home.  It often means they can move on to the next stage of their life and that's what happened on our first sale of the new year, 1311 Red Oak Trail in Fairview.  In fact, this was the first sale in all of Fairview in 2025 so it's a nice start.  

This home was listed at $1.5 million and it was like nothing any of us had ever seen, much less sold. These are the kind of homes Sean Elliott loves because he gets to use his creativity.  But first he had to price it. 

As happens so frequently out here, there just weren't any close comparables.  Fairview, Lucas, and Parker are not large markets by number of homes.  However, we've sold at least eight or nine homes and twice as many lots on Red Oak Trail over the years (and some more than once) so we knew that market well.  If we ever decide to change our company name, Red Oak Real Estate would be a good fit for us.

Anyway, this was such a unique home we decided to have our entire team meet at the property to give their thoughts and come up with some ideas on how to sell it.  Insight like that from so many experienced agents is one of the things that makes being on a team so valuable.  I'll let Sean tell the story but if you'd like to see more of this really neat property, here's the link.

In Sean's words ... "This was by far the most unique homes we're ever listed for sale. The former owner is a professional musician who told us he loved the quiet and solitude of the gorgeous, heavily wooded 4.8 acre lot.  It was built in the 1970's and hadn't been updated since then so we knew going in some buyer's would be looking for something more updated.  

Instead of trying to recreate the interior to match other homes on the market, we decided to play off the home's cool existing vibe. We staged it with guitars and accent lighting on the walls, musical artwork throughout the home, and arranged the furniture in a way that drew people's eyes to the soaring windows overlooking the beautiful wooded lot. 

We placed the home on the market right after Thanksgiving, which is usually a pretty slow time of the year for real estate, but our activity was anything but.  Between showings and two open houses, we had over 50 buyers through the home and received two cash offers within two weeks!  That's very fast for any home in this price point so we couldn't have been happier.

The contractual process was very smooth and the deal closed quickly.  This proves that homes can sell at any time of the year, even during the holidays.  It also proves that homes can be in high demand even if they're a a little outdated if they are on a beautiful lot.  It all comes down to pricing, staging, marketing, and negotiating.  We're very proud of this sale and so happy for our seller."
