This is a revised blog post created on March 6th. In it, I was talking about 3980 Summit Court going under contract so quickly with four great offers all within two days of being listed. We knew it would attract that type of attention because it's beautifully appointed, had a great workshop/party barn, is situated in the highly sought-after Lovejoy School District, and most of all, has over 3 acres of heavily wooded land.
You might get two or three of those features in a Fairview home if you're patient and lucky, but to find a home with all four is very, very rare. There might be only one or two opportunities to buy a home like this every year and you have to be ready to move on it right away.
There's a good takeaway from this sale for both agents and sellers. We had recommended to the seller that they start higher on the listing price. We knew we could get a higher price; however, the seller wanted to list at $1.399 million to hopefully get into a bidding war. And that's exactly what happened. It's usually the other way around; we'll suggest a listing price to the sellers, and they want to start higher.
The bottom line is that no agent, regardless of their experience, knows exactly where a home is going to sell, and if they tell you they do, they aren't being honest. We always price our listings within a range that we can support with comparables; then, leave the listed price to our sellers explaining the pros and cons. The market will tell us if we hit the pricing right.
The home sold for well over the listed price and, as mentioned, very quickly. Would we have achieved the sale price if we'd started way higher and then had to keep dropping the price to find a buyer? Of course, that's impossible to say but it never looks great when you see a home on the MLS with continual price drops. There's no question about that.
