Three Of Our Listings Go Under Contract Last Week

I've mentioned before that Easter weekend used to be the unofficial start of the selling season.  Most agents would tell you that.  By then, the weather was warming up, and people were stirring after a cold winder.  But our winters are mild these days, and we're already seeing beautiful, sunny days with temperatures in the 80s in late February.  That's getting people out earlier than ever.

Sellers in small sub-market areas like Fairview, Lucas, and Parker are more impacted by this than sellers in the big cities of Allen, McKinney, Plano Etc.  This is a high-demand area, and there are relatively few homes available for sale.  Add to that the high prices these homes are known for, and it's also a smaller buyer pool. Most of these homes are on one to two acres, so it's become difficult to even find a home under $800K that doesn't require some expensive updating.

Every time a home sells early in the year here, a buyer is taken out of the market.  By summertime, which used to be the peak selling months, so many buyers are already out of the market, which negatively impacts the sellers who waited until then.  In fact, many of the teams in our office and we experience a slowdown in sales activity by the time June rolls around.  By early August, the market is really starting to slow down as parents start getting ready for the new school year.
