Although They're a Lot Alike, There Are Also Differences Between Fairview and Lucas, Texas

How are Fairview and Lucas, Texas, Similar and Different?

I've been selling homes in the three small north Texas towns of Fairview, Lucas, and Parker for the past 27 years and have come to know these towns very well.  In 1999, when we moved to Lucas, there were 3,000 people living in Fairview and Lucas, and roughly 1,500 living in Parker.  These were all little spots on the map back then, but gradually the northern sprawl of Dallas rolled right over them. 

Back then, there was no shopping around Fairview or Lucas with the exception of the Lucas Food Store, where fishermen would stop to buy bait on their way to Lake Lavon. The store is still there, completely unchanged, and you can still buy "bait sandwiches".  The locals will understand what I'm talking about.  It was a big deal when Sonic came in right across the street from Fairview.  That was our dining unless you wanted to drive into Allen.  I saved a picture of people riding their horses up to Sonic, but those days are long gone.

Of the three towns, I have always considered Fairview and Lucas to be "sister cities" (or towns as I prefer to call them), for several reasons.  First, they border each other.  They're also about the same age.  Fairview was incorporated in 1958, and Lucas in 1959. 

Fairview and Lucas are also close in population.  This year, in 2026, Lucas has about 10,500 residents, and Fairview is slightly larger with roughly 11,500 residents.  Lucas, with 16 square miles, is quite a bit larger than Fairview, with approximately 9 square miles.  Because of that, you might assume Lucas would have a larger population, but there are reasons for that, which I'll talk about later.  There are no high-density apartments or garden homes in Lucas, and Fairview has quite a few along Highway 75 (Central Expressway.

I consider Fairview and Lucas kind of joined at the hip by a common school district, Lovejoy ISD.  Year in and year out, Lovejoy ranks anywhere from number one to number five in public school ratings by the Texas Education Agency and is by far the number one draw for people moving into the area. Finally, both towns are comprised mainly of homes on big lots, from one acre and up.  

You might guess that the two towns developed similarly, but they didn't.  In reality, Fairview was always the town with the "sizzle" and reputation for high end, luxury and estate homes and Lucas was still perceived as a laid back, country town.  As an example, we had the first million dollar home sale in Lucas a long time ago but the home didn't appraise because the appraiser refused to consider Fairview's million dollar home sales as comparables.  Even the Collin County Tax Assessor told me last year they add value to Fairview homes over Lucas but I believe those days are coming to a close too.  The big, new homes coming out of the ground in Lucas are now in the $2 million range because lots have become so expensive.  A two acre Lucas lot today will be in the $750K range if it's in Lovejoy ISD.   

If a homebuyer is looking in Fairview, they're also considering Lucas, and vice versa because they're so similar, however there are some differences which I'll be talking about.  I'm going to start with the city offices because they,  as much as anything, illustrate one of the main differences between the two towns.  Then, I'll move to shopping, the subdivisions, and on and on. 

Lucas and Fairview are both, wonderful, family friendly towns and wherever you end up, you'll appreciate the semi-country feel with quick access to anything you might desire.  After all these years, we still consider ourselves lucky to live in Lucas and there's still enough open country around us to keep us happy.
