We Work as a Team

To run at the speed we do with the number of listings we have (25 right now), it takes a tremendous amount of hustle, coordination, and teamwork to keep things on track and not miss a thing.  When we take a new listing, there are so many tasks we all have to stay on top because we're virtually creating something from scratch.  We have to ...

  • make sure the listing paperwork, including the Seller's Disclosure Notice, is completed and signed with no missed signatures or initials.  When the contract is signed, we have three sets of eyes reviewing to make sure there are no mistakes, missing initials or signatures
  • get the sign up
  • stage the home
  • order the professional photography and aerial 
  • input the listing on the MLS
  • send the listing to our third party contractors to publish on their site
  • create the reels
  • post to Instagram, YouTube, and LinkedIn
  • All along, the agent who has the listing is keeping our administrator and sellers updated on the progress
  • When the property goes under contract or sells, there's even more required paperwork

This really is a daunting process, especially when something out of our control happens to slow things up.   If you don't have your systems in place and all your ducks in a row, you'll find yourself with a disappointed seller.   Here's an example using our most recent sale. 

Case Study

4856 Woodruff Way closed last week.  It had previously been listed by two other agents with different brokerages without luck.  When we were hired, we put our plan together and started on it immediately.  Christy Zemaier handled that listing and gave our team the go ahead to get started on it. 

Because the seller was working on a tight budget, Christy spent quite a bit of time with the seller running numbers on different prices and closing costs so the seller knew exactly where she had to be.  With some great negotiating, they got to that number within 5 days of taking the listing.  The seller was so relieved to be able to get on with her life and we all were so happy for her.  

Mahala Ahearn, our administrative assistant, input the listing information into our database and the MLS.  She stayed in constant contact with the seller updating her all through the process. 

Rhonda Grisak and Kirsten Elliott, our two stagers, made sure everything looked great for the photography.  If you look at our images versus the pictures of the home with the prior two agents who had it listed, you'll notice a big difference.  We believe everything starts with pictures when selling a home.
