The final sale of the property advances the development process, culminating in a Spring 2025 groundbreaking, according to a press release. In November, McKinney City Council approved a site plan for the open-air entertainment venue in Collin County, according to the Dallas Business Journal. The amphitheater is expected to open in 2026. 

The Sunset Amphitheater at McKinney powered by EIGHT Elite Light Beer is a $300 million project. Venu Holding Corporation, formerly known as Notes Live Inc., is partnering with Troy Aikman and his beer company, EIGHT, on the project.

The amphitheater will sit on 46 acres adjacent to the Sheraton McKinney Hotel, northeast of U.S. Route 75 and State Highway 121. It is expected to have a 33-foot-tall sound attenuation wall, an enclosed stage, sidewalks and more than 5,100 parking spaces. 

The venue will also feature luxury fire pit suites, reserved seating, club suites and food and drinks options.

“This world-class music venue is a game-changer for our entertainment offerings in McKinney and will be a boom for our economic growth and tourism sector," George Fuller, Mayor of McKinney said. "With a state-of-the-art venue of this size, we can draw some of the largest musical acts to the city and attract fans from across Texas and the surrounding states." 

The McKinney Economic Development Corp. predicted in April that the amphitheater could create 677 jobs, attract up to 700,000 people a year and bring in annual sales of nearly $100 million, according to the Dallas Business Journal.
