Tim's homes are known for their craftsmanship, quality construction, and quality materials. They're built to last, too. I can attest to that because we live in one of Tim's first homes built in Lucas twenty-some years ago. It's still solid as a rock with no cracks. Tim also built a very nice addition to a home we owned beforehand and did a beautiful job.
This beautiful home had been listed with another company for over 7 months before Tim called us to discuss the situation. He told us showings were very slow and sporadic. After running the sale comparables, Jason and I told him we believed the home was already priced fairly. We suggested he keep the home at the same price and we believed it just needed some excitement and exposure.
We did a complete professional re-shoot of the home and started right in with some aggressive social media marketing locally and nationally. Within the first two weeks we had shown the home to 9 qualified buyers. Some were represented by buyer agents and some not. That's fantastic activity considering the high price of the home.
We updated Tim on everything we were doing in the way of marketing along with the comments the buyers and/or their agents made after every showing. As an agent, it's imperative to have that kind of communication with your seller because you're literally their eyes and ears. Several buyers were showing strong interest in the home and that spurred the eventual buyer to move quickly on the home. It only took 26 days to close the home from the time it hit the market.
