Here's a quick update to the blog we posted to Facebook six days ago. The property is now under contract after two buyers made strong offers.
Quite often, we have listings that we're sure will attract lots of attention. They're usually gorgeous estate home properties. People like looking at them, as do I.
We know we'll get great traffic, but sometimes we have a property take off and goes viral. We had a listing like that on Wendy Lane in Lucas last year. It had over 5 million Instagram views within 11 days with a collaborative social media company we work with. We'd never seen anything like that, but it was also a beautiful home with a very unique feature. I wouldn't be surprised if it had at least another million visits before we sold it. And then sometimes, one of our listings goes viral on our Facebook page and we can't figure out why. Keep in mind, we specialize in a very small submarket of the MLS (Fairview, Lucas, and Parker, Tx) with only about 27,000 residents. When we get over 15,000 impressions, that's viral for us. So what happened with 7390 Preston Rd in Denison, Tx took us all by surprise.
This is a nice country home on 20 acres within walking distance of Lake Texoma. But it's also a 45-minute drive north of Dallas, and there are only 27,000 residents of Denison. We sure didn't expect that property to take off like it did.
We posted the home on our company Facebook page on October 15th, and within two days, there were already 18,000 post impressions. I don't believe we'd ever seen that. We assumed the views would slow down significantly after the first several days as they usually do, but it has just kept going. As of today, only six days after we posted the property, we're at over 125,000 posted impressions with 10,447 engagements. We didn't boost this post either, so that's all organic traffic. (derived from unpaid sources, such as search engines, social media, etc).
Remember, we specialize in a very small market of the huge MLS (Fairview, Lucas, and Parker, Texas) with a combined population of only about 27,000 residents, so getting this kind of Facebook visibility on any home is remarkable. Denison isn't even our area of specialty either. Go figure.
