I realize a lot of people think all agents do is stick a sign in the yard and the home will sell itself. That is so far from the truth and here's a good example.
391 Oak Ridge in Fairview was a tough sale for a multitude of reasons. The home was built 35 years ago and even with the seller's periodic upgrades, it was still very dated. The seller is elderly and just couldn't stay on top of the deferred maintenance over the years, so there were quite a few issues.
For example, there was a shower leak which soaked part of the master bedroom floor so Jason scrambled to bring in fans to try to dry it out before the open house. There was another bad odor in the home we couldn't identify, so Jason brought in several ozone treatment machines. That helped a little, but something was still going on. We then discovered there were dead squirrels in the fireplace.
The carpet was stained and in poor condition so it would all have to be replaced. The HVAC failed the inspection and they discovered mold in the ductwork, so that all had to be replaced in the attic.
We were getting close to closing and someone noticed some water on the side of the home. That led to a plumber coming out, digging down to the line and repairing it.
To complicate things, the seller had moved out of state so Jason had to be there for every inspection and meet with every contractor to let them in the home. The seller probably doesn't realize how much money Jason saved her just by getting multiple quotes instead of just taking the first one, but he shared that with me.
The great thing about the home is it's located on a beautiful, heavily wooded, one acre lot. There once was a pool on the property but it had been filled in. We priced it right knowing someone would have to put in well over $200K into it for updating. It was listed for $859K and went under contract in only two days with an "as is" agreement, but there's no way the buyer was going to accept the home with all the things we discovered during the inspections.
The seller understood the situation and realized if this buyer backed away, she was going to have to at least get it to the point that it would be just a matter of updating, not taking on major repairs. I believe the HVAC and re-ducting alone was around $30K
It took a great agent to bring this deal to close because there just so many problems, but Jason came through. Both the buyer and seller are happy, and it's another successful sale for Jason.
