Traffic is very limited because Ramsay isn’t a thru street. It's basically only used by the residents of the 26 home neighborhood. It’s a very quiet neighborhood.
Nights are dark and you can look up and see the stars. The home is in far east Lucas which is right next to Lake Lavon with no lights. And because all of the homes here are on two-acre minimums, there isn’t a lot of light like you'd find in Allen's high density neighborhoods.
There are several large tracts of land at the end of Ramsay, and we enjoy seeing horses or goats every day.
Many people might assume all of Lucas is flat and with few trees because that’s what that can be seen from the two main streets (Country Club and the Bethany Rd extension), but once you get off those streets and into the interior of Lucas it's hilly with many heavily wooded areas.

As the areas around Lucas continue to grow, the traffic is increasing with it but we've learned how to avoid the traffic on the two main Lucas streets. If you enjoy visiting the old McKinney Square with its shops and terrific dining, you can take a nice back road and avoid the traffic altogether.
This home is in Lovejoy School District, one of the top three perennial public-school districts within the entire state of Texas. The Texas Education Agency rates it there every year with two other very highly regarded school districts, Highland Park and Carroll. Even if you don’t have kids attending the schools, Lovejoy ISD is the number one draw for people moving to this area, so you’ll have a large pool of buyers who are specifically wanting to be in Lovejoy ISD.
There are now lots of kids of all ages in the Estates of Huntwick. Those homeowners are mixed in with retired couples and empty nesters. As a resident of Lucas, Tx for 25 years, I admit I'm a little biased. I've loved every minute living in this small town of about 8,000 residents. It's a little "out" but not too far and that's what many people want. Lucas still has a country feel to it with open land, horses, and cattle, but there are more than 3 Million SF of retail, entertaining and dining within 10 minutes or less. Best of all, it has one of the top public school districts in the entire state year after year.
