The First Million Dollar Home Sale in Lucas

When I started selling homes in Lucas in 1998, it was a sleepy little town with older homes on two-acre lots.  Back then, even $500K was a stretch for a home sale price.  So, the first time there a home sold for $1 million, it was a big deal perceptually. 

The home it happened on was our listing at 1800 Sawmill, shown here.  It sold in October of 2011 for exactly $1 million.  What I'll always remember about the sale is it didn't appraise when it went under contract. The appraiser refused to use Fairview million-dollar home sales. He believed Fairview homes carried a higher value, and they were too far away to use for comps anyway. The sale would have fallen apart if the buyer hadn't really wanted the home and had the foresight not to agree with the appraiser's decision, and I sure didn't either. We brought in another lender who used a different appraiser, and this time the home appraised. We sold it again in February of 2021 for $1.2 million.

When people ask me why homes in Lucas, Fairview, and Parker are so expensive, the lot sizes are the #1 reason. Homes in the cities surrounding Lucas are just as well finished, but the Lucas lot values push them into the million-dollar range.
