A $7 Million Day for Jason Grisak

 

Today was quite a day for Jason Grisak, Realtor.  He placed three homes in title with over $7 million in total volume.  Here's a quick summary of each of those deals ...

The home shown below is 970 Twin Oaks in Fairview, Tx.  The home is listed at $3.699 Million and was built by Tim Jackson Custom Homes.  Tim has built many of the finest homes in Fairview and Lucas, and this home is right there with his others.  Here's a link to the home on the MLS, however it will expire when the home closes.

The home is about 6,846 SF on 1.2 acres, overlooking a pond and fountain.  This is a true custom home you can see many of its features HERE.

Another brokerage had this home listed for almost 8 months before Tim contacted us to market it for him.  Listing agents will tell you it's always a challenge to create new excitement about a home that's been on the MLS for that long at least without dropping the price, so we had our work cut out for us. 

We completely rephotographed the home and had some new beautiful shots taken from the rooms through the windows to the outside.  We also had a drone aerial and a video short which we used to remind people on our social media.   

  • Our Dream Homes of Texas Instagram videos received a total of 43k views, with 2k likes, 237 shares, and 420 saves.
  • Our Instagram posts have received a total of 769 views with 25 likes, 4 shares, and 3 saves.
  • Our Facebook page has received 6.8k views, 45 likes, and 6 shares.
  • The home was featured in our client and prospect newsletter with 1,500 people seeing it
  • We sent attractive email reminders to the luxury agents who are currently working with high end buyers and received a 57% open rate
  • We attended every showing and received feedback afterwards
  • We hosted a "broker open" for our Keller Williams Allen office with 225 agents
  • We negotiated the terms of the sale with the buyer agent on behalf of our seller.

We had nine showings and several interested buyers for the property in the 25 days we had the listing.  That is really an amazing success considering the home had been "out there" for so long and it was priced at the upper end even for Fairview.  You can see the pictures HERE, but the link will not work when the home closes.

The second home, shown below, is located at 222 Rockland Trail, in Lucas and is listed at $1.58 Million.  This was another interesting situation.  The home had been listed for almost a year with another brokerage last year but never sold.  We took the listing and within 5 days, had the buyer.  Jason really hustled to get our marketing going as quickly as possible and it paid off.  

This is a pretty, well cared for home with extensive hardwood floors.  It's 5,435 SF on a 1.5 acre lot with a pool and also in Lovejoy ISD.  You can see more of the home HERE, however this link will not work when the home closes.

And finally, Jason is representing the buyer of 401 Oak Brook Drive in Lucas shown below.  The home is listed at $1.9 Million. 

This is a fabulous home, completely remodeled on a beautiful 3.1 acre wooded cul-de-sac lot.  It had only been on the market for five days.  

Homes like these don't hit the market very often.  What we usually find is either a beautiful wooded lot with an older home that requires updating ... or a beautiful newer home on a treeless lot.  This home had both, totally updated on a huge lot with privacy.  It has a really nice detached mother in law suite and pool too.

This is a case where a buyer has to be ready to move quickly with an offer, and to their credit, they did.  They'd been working with Jason for several months and all of them knew this was the home when they saw it.  We're excited the buyers were able to get the home under contract.  We're going to do our best to get it closed for them.
