2801 Golden Meadow hit the market yesterday and went under contract today. We were pretty sure it would sell quickly.
It's not only a beautiful home, it's situated in Serenity, a very unique development. Homes in Serenity don't come onto the market very often, and when they do, they tend to sell quickly. This home has a preferential location within the development.
Of the 73 homes in Serenity, only five back up to the large lake in the middle of the development. 2801 Golden Meadow Court is one of them. If you enjoy sitting in your back yard looking over water, that attracts ducks, geese, and other wildlife, you'll appreciate this home. You can the home in its entirety by following this link.
If you're curious why Serenity is such a sought after development, here are the reasons ...
- It's a beautiful community with extensive stonework and a large lake. You'll feel the peaceful ambiance as soon as you enter the landscaped entrance
- Although the development is in the city of McKinney, kids attend Lovejoy ISD, where all the schools are located in Fairview and Lucas. Lovejoy ISD is the biggest draw for the entire area. It's a perennial top-three or four highest-rated public school districts in the entire state of Texas by the Texas Education Agency.
- New homes being built in the Lovejoy school district are all on very expensive one to two-acre lots in the $700K to $800K range. Those costs are driving the prices of those homes with pools, fencing, and landscaping to over $2 million. But many buyers wanting to be in Lovejoy in a new, or newer generation home, don't even want to be on a one or two-acre lot. They'd rather be in a newer generation custom home (12 years or so) on a much smaller one-third to one-half acre lot. Serenity is the only place you'll find that.
- Most, but not all, of Fairview and Lucas homes have septic systems. They are so common out here, homeowners just don't give them a second thought. But buyers who have no experience with septic can find it worrisome. Serenity is a good choice for them because all of the homes there are on public sewer. It gives them some peace of mind.
- Serenity is just two stoplights away from the Hwy 121 tollway. Hwy 121 is a major artery leading to Plano, Frisco, McKinney, and DFW Airport.
- Serenity is only about 5 minutes from 3 million SF of retail, restaurants, and entertainment at Stacy Rd and Hwy 75 (Central Expwy) and much more retail is on the way.
- Serenity abuts the 289-acre Heard Museum and Wildlife Sanctuary. If being close to nature is appealing to you, you can literally walk next door and lose yourself in the five distinct habitats on the property: Blackland prairie, wetlands, bottomland forest, upland forest, and white rock escarpment.
