I've mentioned lately how every transaction we're working on seems to have some type of issue(s) we have to get resolved before closing. Most of these properties, but not all, we're able to hold together. Some came right down to the wire, as did this lot at 691 Meandering Way in Fairview.
Fortunately, Sean Elliott was working with the sellers and Jason Grisak represented the buyers. That helped a LOT. They're both excellent agents and know how to deal with difficult transactions. They kept the parties looking at the big picture, closing the sale.
FYI, there were five owners (an LLC) on the seller side. Four were in California, and one was in Israel. Getting everyone to sign off on any changes during the transaction was extremely difficult and time-consuming. We thought the deal might implode at the 11th hour, but in the end, our buyer hung in there because they saw the value in the lot.
The 1.15-acre lot was listed at $ 595 K. That might sound like a lot for a one-acre lot, but not in Fairview. These days, lots in Fairview are all in newer developments, at least $100K more, and have fairly strict restrictions. The buyer will be building on it, and we're looking forward to seeing their new home go up.
