River Oaks is one of earlier developments in Fairview. Trees are king in Texas and River Oaks was blessed with much more than its share. There isn’t a more heavily wooded development in Fairview, Lucas, or Parker.
River Oaks was built in two phases. The original River Oaks is east of Meandering and those homes are in Lovejoy ISD. It was started around 1979 with new homes being built throughout the 80’s and 90’s, and even well into the 2000’s. The second phase is called River Oaks Two. Those homes are west of Meandering and within McKinney ISD. Building started around 1986, and most homes were built by the early 2000’s.
The homes are on one acre minimums and all are on septic systems, as is most of Fairview. Natural gas was not available when River Oaks was developed, so the homes are either all electric or have propane gas tanks. This is a true custom home neighborhood and many were built by Gilley Custom Homes.
If you like the Hill Country of Texas, you’ll love River Oaks. Small, winding and hilly streets running under a canopy of trees throughout the development. It really is beautiful and kid friendly.
Most of the River Oaks lots are full of trees, even those that don’t back up to the creek. Although there have been several sales north of $1 Million (we had one in the $2 million range), the great majority of homes are in the $500K to $800K range. Every so often a home will appear in the $400’s but that’s rare, and the home will almost surely need substantial updating. Big, mature, old growth trees are irreplaceable so it’s become worth the price and effort to do so on these older homes.
With lot prices steadily increasing as Fairview builds out, I believe it’s only a matter of time before some of these older homes start to come down and replaced with new homes. What’s been happening in the Park cities of Dallas for years will start to happen in Fairview. I just can’t predict when.
River Oaks homes sometimes provide good buying opportunities, especially if you’re ready to take on a renovation. It’s almost within walking distance of 3 million SF of retail, restaurant, and entertainment at the Villages of Allen and Fairview. And best of all, River Oaks is located within Lovejoy ISD, always a top rated school district in Texas.
