About the Neighborhood
On a personal note, Tom and Rhonda have lived in the Estates of Huntwick subdivision for almost 10 years. Our home is several doors down from 1350 Ramsay. We just love this neighborhood and here’s why.
When we were looking for a place to live, we wanted to be out a little from the rush and traffic, but not too far out. I didn’t want a half hour drive in to town when I needed something. We looked for two years in all parts of Collin County. We found some beautiful places with not so great schools but schools were our number one priority. When I finally spent some time learning about Lucas and Lovejoy ISD, I knew it was where we would move.
We have horses and longhorn cattle grazing right at the end of our street we get to enjoy every day. In fact, we get to see “country” on much of my drive into Lucas and Allen every day. We use Blondy Jhune Road, which is my favorite road in the entire area.
I’ve timed the drive from our neighborhood and we’re only about 7 minutes from 3 million SF of shopping, entertainment, and dining at Stacy and 75. We moved to this area for the Lovejoy schools, and year after year, they keep getting better. Lovejoy ISD received the highest marks of any school district in Texas in 2016 by the Texas Education Agency.
We can take long walks down Snider Lane, another of my favorite little country roads just up the street. And out here, the nights are dark because Lake Lavon is just to the east of us. You can actually see the stars at night and that won’t change.
If you enjoy seeing wildlife, you’ll see it here. Being next to the lake and with all the land owned by the Army Corps of Engineers, you’ll see all kinds of wildlife. Hawks, road runners, ducks, and you might even catch sight of a deer or two. We’ve grown to love our neighborhood and neighbors and believe you will too.
This lovely reproduced Neoclassical Virginia Colonial makes an impressive statement in the beautiful Estates of Huntwick neighborhood. Truly an unusual find, this spacious and expansive home has a full walk out basement set on a gorgeous wooded lot.
The stone face at the center peak grand entry accented by clean white trim on grey clapboard is timeless and on trend. All trim and clapboard siding is in Hardie Plank cement board siding for a lifetime of beautiful wear. Plants are well planned to add interest and structure to the home and lawn with mature planting as well as several substantial shade trees. The stone retaining walls and deeply wooded areas in the backyard situate this stately home in a wonderfully natural setting of lush green.
Inside, substantial triple crown moldings are set above library panel columns that add formality and clean line elegance to the trim details and above the entries to formal rooms. Floors are in fine custom hardwoods, beautifully finished solid marble, and luxurious carpet. The wood floors are richly stained in a warm medium chestnut. High ceilings and expansive windows bring the outdoors in. The dedication to finish quality in this home is astounding! Absolutely no attention to detail was overlooked. All rooms have closet storage or built in cabinetry that surpasses all expectations. This home is wired with eight zone speaker wiring for control and use in the master suite, common rooms, and outside for entertainment. The game room and media have separate wiring for surround sound and speaker system.
The home is classically laid out with two large formal rooms flanking the welcoming and spacious front entry. The front formal living room has a beautifully trimmed fireplace with a marble surround and heavily stacked trim molding mantel shelf and side legs. On the opposite side of the entry hall the formal dining is illuminated by a stunning multiple tiered chandelier. The formal rooms’ sunny wall color is complimented by the medium neutral stained hardwoods and all trimmed in clean tall baseboards and extra deep crown molding in a crisp white. Each room has front facing windows and the entry in the center has a beautiful high ceiling that reaches two stories. The large window over the home’s front door floods the space with natural light. The entry has large guest closets. The home’s doors are solid core, with picture frame panel detail, and 8 ft. tall for a stately appearance. The end of the entry hall terminates at the homes front staircase. The stairs are traditional with wooden stained handrail and newel post, and lined with white turned spindles.
The home’s kitchen and breakfast room share a space with windows overlooking the backyard, upper screened porch, and an open wall to the family room below. The kitchen is set in a circular orientation with a central island, keeping views and workspace flowing and open to the adjoining breakfast room. Fully outfitted with luxury appliances in stainless steel, full wood custom cabinetry, and natural stone finishes. The kitchen island houses the four-burner gas range with downdraft and a prep sink. The second sink, a large double bowl, is just a step away, with a large picture window with views to the wooded backyard. Striking dark granite countertops are lined with a neutral tumbled marble backsplash, topped with a pencil trim detail. A pass-through peninsula is open to the sunny breakfast room with atrium doors opening to the screened porch balcony off the back of the home. The breakfast room is open on one side, through balcony railing, to the lower family room and takes full advantage of the dramatic two story fireplace focal wall.
Between the kitchen and dining, a second stair is located, leading to the upper rooms as well as to another stair down to the basement living areas. Behind the stair is an enormous pantry loaded with shelving for storage. Across the hall is the generous laundry area with full closed cabinetry, large closet, hanging area, loads of counter space, deep sink, and room for a full refrigerator or freezer.
The study has significant, commanding presence. With wood crown molding and walls of windows with backyard views, this large room is formal and private. Walls are detailed with a panel molding wainscot trim in in a natural warm stain. To store essentials, a closet is accessible through wood double doors, and a wall of open shelving is finished in a warm natural brown stain.
The sunroom lives up to its name with marble tile floors and massive windows. Cathedral ceilings with crown detail trim and a lovely under-window storage bench makes a wonderful sunny spot to sit with a book or watch a sunset. The room feels suspended in air as its raised on the second level of the home and there are windows on three sides, so views are spectacular.
At the top of the stairs, enter the massive master’s retreat through a large sitting room. The bedroom has vaulted ceilings and a stunning and dramatic fireplace wall. Through the sitting room you can access the master bath. Full wood custom cabinet are painted white for a sunny and bright feel. Marble floors and counters make for a luxurious bath with large windows, separate vanities, huge double shower, and large whirlpool tub to relax in. The master closet is very roomy and located off the bath. Walls of built-in shelving and hanging areas are amply and well thought out for easy use. Across the hall and around the corner you will find three more spacious bedrooms. Each room has large windows and closets. One room has a full bath and the other two share a Jack and Jill.
The downstairs area, at approximately 2500 sq. ft., is virtually another home! A large central family room with soaring ceilings and a two-story stone fireplace is open to the second story of the home via balcony railing. The central space is comprised of three exceptionally large rooms: the family room, lounge area with full bar, and an adjacent sitting room. A full bath is located at the bottom of the stairs on this floor and is open to these central rooms. Behind the wet bar area and full bath is a tiled floor exercise room. Off the lounge area, currently used as a piano room, is a large room with two closets and backyard windows. The game room has an end wall of cabinetry finish built-ins, detailed tray ceiling and a side room finished in a Texas-Hold-Em theme. Along another wall of the sitting room, through double doors, enter a library with a back wall of built-in shelving. The media room is accessible through the library and has 7.1 surround audio, 120 inch diagonal screen, and HD projector, for the full theater experience. The central family room space has a pair of atrium doors to the outdoor backyard and covered porch area. A large outdoor storage closet is built in for seasonal items.
There are two two-car garages accessible through the back hall off the kitchen and laundry. Both garages are extra deep and wide. Each garage bay has wood clad doors. Loaded with built in cabinetry for storage, counter areas, and natural light from windows these garage areas would be a pleasure to work in. The back garage has an access door to the rear deck and grilling deck area.
