One of the toughest things to find in Lovejoy ISD is a home under $500K on acreage.  There are always homes under $500K in the subdivisions that feed into Lovejoy with small or zero lot line lots, but not homes on acreage.  And when those homes do come onto the market, they often require some serious updating or renovations.  That’s why we think this home will be appealing to many.  Here’s what’s going on in Lucas and Fairview right now.

Almost all of the two acre lots in Lucas/Lovejoy for sale are in the new developments with strict homeowner’s associations.  In those subdivisions, you cannot build a metal barn, they’ll probably require a minimum of 3,500 SF or so, and most likely they won’t allow horses.  Those homes will end up in the $700K to $900K after all the dust settles.  That works great for lots of folks, but for those who want a more affordable and smaller home with a metal workshop or barn, horses and no HOA, they’re left out of the party.

We currently do have a Lucas/Lovejoy 2 acre lot for sale which isn’t in an HOA which would allow you to build what you want, but you’re starting from scratch and new construction has become very expensive.

The home is already perfectly set up for horses.  In fact, there’s a miniature horse on the property right now.  If you’ve been boarding your horse, instead of paying $400-$450 a month for full-care, you can have one right on your property.  Use that savings for your home payment.

Kids can walk to Lovejoy High School since it’s right next door to Lemontree Estates.
