What a fast paced two months we’ve already had in 2017.  $15.2 million sold and in title whereas we sold $50 million last year in total.  The weather has stayed warm through winter so the buying season started early.  Buyers are stirring and they aren’t just kicking tires.  They’re already making their buying decisions.  That means they are not going to wait to see if these homes are still on the market in two or three months, or if they will have any price reductions.  We’re seeing it in our million dollar homes as well as our $400K homes.  It’s across the board.

One of the agents in our office had a home I believe in Allen with 67 offers in the first two days.  We ran into that two years ago during the summer, but oddly, not so much last summer.  That tells me this going to be another terrific selling season.   Below are the status changes on our listings since last week.  We have some more REALLY special listings coming up in the next couple of weeks, and we’ll let you know as soon as we know.  Or you can check our site grisak.com for updates and to see all of our other listings.

This home, priced at $1,049,000 went under contract the week it hit the MLS.  It was a very strong offer and it looks good for closing.  It’s pretty unusual for homes in this price point to sell this quickly, but we sure aren’t complaining.

The home below also went under contract quickly, but that can be very typical for well cared for and well priced homes in this range.  The home is listed at $445K

This was another home that went under contract quickly.  Lovejoy ISD, nice pool setting, well cared for and well price.  The home was priced at $699K and sold for $705K.  We had a couple of buyers interested in it, so it was a mini-bidding war.

One of the best indicators of how this market is shaping up is Oak Meadows, a development we are marketing in Fairview.  There are 9 lots starting at $400K for 2 acres.  Those homes will range from $2 million to $3 million.  We’ll probably be down to two remaining lots within the week.  There’s nothing else like this in Fairview right now.  I wish we had another 10 lots.  We’d sell those too 🙂
