You’ll always see a lot of homes we have listed on our website, but what you don’t see is all the homes we have sold where we represented the buyers. Because of that, every so often, I receive an inquiry as to whether we also represent buyers. That tells me I’m not doing an adequate job in getting the word out about our outstanding buyer representation services.
The answer to the question is a resounding “yes”. In fact, about half of our business every year is derived from buyer representation transactions. We closed 2013 with almost $28 million in sales volume, so that should tell you we did quite a bit of buyer representation.
Our site is geared towards listings and the seller side, but trust me, all of our other Realtors stay very busy representing buyers. Many times we help our sellers buy their next home. We also represent buyers moving into the area on relocations from out of state.
We might be moving buyer clients around within the same general area, or into other parts of the Dallas Metroplex. Buyers also contact us on our own listings, so we always have a pipeline of buyer clients seeking our services.
There is one thing in this regard you might find interesting about the way our company works. All of our Realtors, except me, represent buyers, but unlike most real estate companies, they are not allowed to represent buyers on any property they personally have listed. Technically, it’s legal in the state of Texas to do so if done correctly, but it’s a very, very slippery slope.
Our Realtors could easily double their commission fees by standing in the middle between a buyer and seller on the same transaction, but that would only be good for us, not our clients. We just don’t believe any Realtor can represent both a buyer and seller fairly and equitably on the same transaction, so we don’t do it.
We usually carry around $30 million of inventory during the peak summer selling season, so it isn’t surprising one buyer representative in our office is working a deal on one of our own company listings. Sometimes our buyer and seller agents can bring the parties together, and other times we can’t. But our clients always know whom we are representing and we’re fighting for their best interests, not ours.
