When we moved from Dallas to Fairview almost 15 years ago we quickly learned that Tom Grisak was the dominant residential realtor in the Lucas/Fairview and Lovejoy ISD markets. After several years living in Fairview I found the perfect property for sale in Lucas which coincidentally was the personal home of Tom, his wife Rhonda and their son.
I made an offer and we quickly reached an agreement for the Lucas property. Tom also listed the home in Fairview. Within weeks we had an offer on the Fairview home and were able to settle both transactions simultaneously.
Fast forward 10 years; I made the decision to sell the Lucas home. After much due diligence and considering several agents in the area. The Grisak Group was the obvious choice. The property is very unique even for the area and would present a few challenges.
Tom’s team was there through every step of the sales process. They helped me ready the home for listing even hiring a professional stager. The marketing was top notch including professional photographs and video (Tom has his own drone to take amazing aerial video), social media presence, open houses, as well as one of the best web sites in the industry.
When I received an offer Tom was very proactive in the negotiation process and once the contract was signed he was there through the next stages including inspections and appraisal. Tom was instrumental in getting top dollar for the property but the next challenge would be the appraisal.
In an area like Lucas where homes are on acreage and comps are difficult to find appraisers many times miss the mark. Tom was present to point out the unique features and value of the property and the appraisal came in on point.
Without going into detail following the appraisal several other challenges came up and Tom tackled them quickly sometimes behind the scenes. The closing went through seamlessly thanks the admin team and they have even been there after the fact to help me tie up some loose ends.
