The large number of homes in Fairview/Lovejoy ISD under $400K is a little misleading.  There are never many acreage homes under $400K, but there are many homes under $400K on zero lot line homes in Fairview (Heritage Ranch and several other subdivisions along Hwy 5) and Seis Lagos in Lucas ETJ.   Those subdivisions have either public sewer or are in a Municipal Utility District.
