Q. How many people live in
Seis Lagos? Are there many kids?
A: Just

Q. Is Seis Lagos in Lucas
or Wylie?
A: It is actually in
neither city. Technically, it is within the Lucas Extraterritorial
Jurisdiction (ETJ) which means Lucas has limited jurisdiction over it.
But the mailing address for all of Seis Lagos is Wylie, area code 75098.
The Seis Lagos residents use the Wylie post office, but that is the only
connection between the two.
Q. Will Seis Lagos ever be
brought into Lucas?
A: There are no
guarantees one way or the other, but Seis Lagos residents have no desire to
enter into the city of Lucas and frankly, Lucas has never had a real desire to
bring Seis Lagos in either. They co-exist as two, almost completely
separate entities.
Q. Is Seis Lagos in
Lovejoy ISD, or Wylie ISD?
A: Part of Seis
Lagos sends their kids to Lovejoy ISD, and part of Seis Lagos sends their kids
to Wylie ISD. All of Phase 4, the newest (and last) phase of Seis Lagos is
within Wylie ISD. Both are fine school districts and over the years we
have had home buyers specifically request a home within Wylie ISD and some
specifically request a home within Lovejoy ISD.
Q: Is
membership in the Homeowners Association mandatory?
A: Yes. The association's formal name is the Seis Lagos Community Services
Association (SLCSA).
Q: Who is allowed to build in Seis Lagos?
A: Any custom builder who is able to demonstrate his experience to the
satisfaction of the Architectural Control Committee may build in Seis Lagos.
Q: If I purchase a lot, how soon do I have to build?
A: There is no limit on how long you may hold a lot before building. Once
started, however, you must finish your home within one year.
Q: What is the Seis Lagos Community Services Association?
A: The SLCSA is a non-profit corporation established as a homeowners
association governed and operated by the residents of Seis Lagos. The purpose
of the SLCSA is to provide management and maintenance of common areas and
recreational facilities within the community and to enforce the restrictions,
rules, and regulations set forth in the Covenants.
Q: Who governs the SLCSA?
A: A seven member Board of Directors elected from the community oversees all
of the affairs of the Association. Meetings are held once a month. Directors
serve two year terms. In addition, standing committees appointed by the board
assist in the overall operation and maintenance of the community. An
Architectural Control Committee approves all new home plans for neighborhood
compatibility and maintains building standards. The Operations Committee
oversees the daily maintenance of the common areas and recreational
facilities.
Q: What are the recreational facilities?
A: The recreational facilities include the clubhouse with its meeting rooms,
kitchen, party room and pool room facilities, a cabana house, swimming pools,
pool patios, tennis courts, playground, volleyball court, lakes and their
borders. All property identified common area is maintained by the SLCSA for
the exclusive use and enjoyment of the homeowners.
Q: Does the SLCSA provide any services other than property
maintenance?
A: Yes, security guards and lifeguards. A security guard is on duty at the
front gate through the day and nighttime hours. Lifeguards are provided at the
community pools during the summer swimming season.
Q: How much are the monthly homeowners dues?
A: Monthly dues are $95.00.
Q: Who provides utility services?
A: Seis Lagos is serviced by TXU Electric, Verizon phone, and Classic Cable.
There is no natural gas service to the subdivision however, propane gas
tanks are allowed if buried.
Many of the homes are on LP gas for heating.
Q: Who provides water and sewer service?
A: The Seis Lagos Utility District (SLUD), a privately owned utility district
purchases water it provides from the North Texas Water District. Sewer service
is also provided by SLUD.
Q: Who maintains the roads within the community?
A: The Seis Lagos Utility District.
Q: Why aren't 6' or 8'
tall, stockade, wood fences allowed?
A: Seis Lagos has
always been very committed to open spaces. When you drive through the
community you get to enjoy all of the common areas between the homes.
They did not want their subdivision to end up like so many you see, one wood
fence on top of another wood fence. Iron fencing is allowed, but the
depth of the fencing is limited to about the width of the home and fences
cannot extend out further than the sides of the home. If you are
looking for a typical, closed-in neighborhood where you can build a fort
around your back yard, Seis Lagos is not the place to buy.
Q: Why can't I fence my
entire back yard with iron fencing?
A: See above.
If all of the Seis Lagos residents were allowed to fence their entire back
and side yards, even with iron fencing, it would look terrible. As it
is, you can walk through all of the open areas and everyone gets to enjoy
the open spaces. Of course, you are required to iron fence around your
pool and most pool owners just screen it with landscaping.
