This lot is quite possibly the last,
truly pristine, heavily wooded lot of this size left in Fairview or
Lucas. If there is another one out there, I haven't seen it!
Blondy June Road is my favorite
street in all of Lucas. It is a two lane, winding street under
a canopy of trees. That street is how you get to this lot.
Although the drive to the land from Blondy Jhune Road is
unimpressive (you drive by empty land that was a gravel pit), once
you get to the lot, it is really gorgeous! We have cut a
couple of trails in so you can walk to the deep, white rock creek.
If you are new to this area, you are
going to quickly find out that available heavily wooded, true creek
lots are now nonexistent in Fairview and Lucas. Even a
one
acre non-wooded, non- creek lot is going to cost about $200,000 per
acre in one of Fairview's new subdivisions! This is an opportunity to buy approximately
5 acres of pristine land on a creek with old growth trees for
only $199,750. You can escape from the world and still be only
7-8 minutes from shopping in Allen!
Although the lot is technically
situated within Stonegate subdivision, the lot is exempt from
homeowner association dues.
This property is served by McKinney
ISD even though it is physically located within the Lucas city
limits. The property is being sold "as is, where is" and it is
up to the purchaser to rely on their own investigations and findings
to determine whether the property is suitable for their use.
Neither the seller nor broker have any prior history on this land since
it was purchased by the seller as he was developing
Stonegate.
Note -
There is an access easement through Stonegate Subdivision to this lot, however
it would require a low water crossing bridge. Buyer would be responsible
for obtaining any permits for the low water crossing bridge.
This deep, white rock creek borders
the entire north side of the property. This picture was taken
in severe drought conditions, but there are still pools from one to
three feet deep.
Stonegate Subdivision
is on the left side of this picture. As you can see, a low
water crossing bridge (nothing more than a 6' concrete pad laid
across the creek with 48 inch or so pipes to allow water to run
through them) would allow you to enter the property from the left
(north) side and up the bank on the south (right side). It will be up to the
buyer to obtain any necessary permits required to build the low
water crossing bridge.
Blondy Jhune Rd, seen here, is my
favorite street in all of Lucas. I like its name and I love to
drive down the street. It was named after the daughter of the
predominant land owner in this area many years ago. Blondy
Jhune Road ties in to the rear easement from the property.
Although it may not look like it,
there is an easement between these two homes for the express purpose
of providing access to the subject property behind the trees and
across the creek. The mailbox in the foreground is actually in the
middle of the easement and will be removed. The easement
allows you to enter
Stonegate through their
privacy
gate since this lot is part of the subdivision. If this
was the only access to the property, the city
would
require an expensive bridge to be built for emergency vehicles.

behind the camera maybe 30' or so.

the low water crossing would be installed if desired by the buyer and approved
by the city.
The second easement to the property
off Blondy Jhune Road has just been purchased by the developer of
Stonegate. That easement was the last piece of the puzzle for
this particular lot. This is an extremely hard packed rock
road which has been used by heavy gravel and rock trucks. This
road runs by a large gravel and rock pit that is now almost full.
There is one small home at the end of this road near the point that
the road touches the subject tract. You might not want to make
this your primary entrance to your property, but for a secondary
entrance it works great.
The path starts right here and winds
up and down hills and through heavy growth. I'll bet there
haven't been 2 people on this land over the past 20-30 years.
It was just too thick to even think about walking through until just
now!

The property is just loaded with
native trees, some of them specimen size. Little Red Oaks like
this one have proliferated in this untouched wilderness.
Amazing to think this 5.2 acre tract is only about 5 minutes from
shopping in Allen and kids attend one of the finest school systems
in the state of Texas!

One of the things I find very unusual
about this land is the dirt. It is not the typical muddy gumbo
you find all around Lucas and Fairview. It is a sandy soil
which is great for fast drainage after rains. Another benefit
is it will not stick to the hooves of horses like the gumbo.
This soil reminds me a lot of the Pilot Point/Aubrey area with its
sandy loam soil. There must be a thin band of soil running
through this area because I have never seen it anywhere else
close-by. The property owner next door actually sells this
soil for home building pads. It is as close to a "select fill"
as nature provides.
